Realtor in Altadena, CA

Altadena lies in the foothills north of Pasadena. Property status, permits and insurance matter as much here as floor plans.

Altadena lies at the base of the San Gabriel Mountains, just north of Pasadena and northeast of La Canada Flintridge. It is part of the corridor from Glendale to Pasadena that I serve, and it deserves a more careful conversation than most.

The place

Altadena is an unincorporated part of Los Angeles County. It runs from relatively level streets near Pasadena up toward the foothills and Eaton Canyon, so lots and views vary a lot depending on elevation. Because it is not a city, many services and permits come from the county rather than from Pasadena, which is why I always verify jurisdiction.

Housing

Housing is mostly single-family and spans many eras, including Craftsman houses, mid-century homes and larger properties on hillside lots. Older houses may have original materials and details, plus systems that deserve a close look at inspection.

Parts of Altadena were affected by the January 2025 Eaton Fire. As a result, a property's current condition, its permit history, its insurance situation and, in some cases, its rebuilding status can matter as much as its size or style. When I speak with a seller or buyer here, I ask about those things first. I am a Realtor, not an attorney, insurance agent or contractor, so I connect you with the right professionals and coordinate with them.

I do not publish Altadena prices on this site. Values depend on the property and its circumstances, and recent comparable sales are the honest way to discuss them.

Getting around

The Foothill Freeway (210) and the Ventura Freeway (134) connect Altadena to Pasadena, La Canada Flintridge and Glendale, and Lake Avenue and Fair Oaks Avenue are well-known local routes. Test your own route at your own hours before you decide.

How I help

I work with long-term homeowners who want a patient sale, with trustees and households handling an estate, and with buyers who want to understand the community and its present circumstances. I explain each step, keep you informed and do not rush the process.

Preparing to list or buy

In Altadena, I start by asking about the property's current status and what records exist. We gather permit history, any insurance or rebuilding paperwork, and recent inspection or repair information. For buyers, I suggest requesting the same documents early and confirming insurance availability before you write an offer, so the numbers on paper match the reality of the property.

Nearby communities

Altadena borders Pasadena and is close to La Canada Flintridge. Farther west along the foothills is La Crescenta, and Eagle Rock lies to the southwest.

Common questions

Is Altadena part of Pasadena?

No. Altadena is an unincorporated part of Los Angeles County next to Pasadena, so permits and services can differ from the city. I confirm the jurisdiction for each address.

How did the Eaton Fire affect sales?

Parts of Altadena were affected by the January 2025 Eaton Fire. For any property, status, permits, insurance and rebuilding questions can shape the sale, so I ask about them early.

Do you work with vacant lots or rebuilds?

I can discuss them with you. Please contact me with the address and your situation, and I will tell you honestly what I can and cannot help with.

Do you work with older houses there?

Yes, including houses with original features that need careful inspection.
