Selling Your Home in the Foothills, Step by Step

From the first walk-through to the closing table, I explain each step so you always know what is happening and what comes next.

A modern home with a for-sale sign out front

Selling a home is a long list of small decisions, and each one feels bigger when the house matters to you. My approach is to slow the process down enough that you understand each step, then move quickly where it helps.

The shape of a sale

Every sale is a little different, but the path usually runs through the same stages:

  1. A conversation. I want to know your timing, your priorities and what you are worried about. This is a good time to tell me about anything in the house that needs explaining.
  2. A walk-through. I see the home in person, we talk about condition, and we agree on what preparation makes sense.
  3. Preparation and staging. Some homes need very little. When staging helps, I work with what you already have wherever I can, so you are not spending money you do not need to spend.
  4. Pricing and going to market. We talk through the price using recent comparable sales and the home's condition. I plan marketing and open houses so the home gets real exposure.
  5. Offers and negotiation. I review every offer with you in plain language, explain the terms and negotiate on your behalf. When a home draws multiple offers, we compare them carefully, because the highest number is not always the cleanest deal.
  6. Escrow and closing. I keep the paperwork moving, keep you informed, and handle the questions that come up during the buyer's inspections and the loan process.

Why people tell me the process felt smooth

The reviews on this site are from real clients, and a few themes repeat: that I listen, that I explain the process each step of the way, that I stage thoughtfully, and that I am responsive. One client said I negotiated a much better price than they expected. I cannot promise any particular outcome, because the market decides that, but I can promise attention to your goals.

Who this is for

I work most often with long-term homeowners, so I am comfortable with houses that have history, original features and a lot of belongings inside. If the sale follows a loss or involves a trust, see trust and estate sales. If you are planning to move to something smaller, see downsizing and life transitions. If you are also buying, see buying a home.

Where I sell

I help homeowners in La Crescenta, Sunland, Tujunga and Lake View Terrace, as well as nearby communities across the corridor between Glendale and Pasadena. Each area page describes the housing and geography so you know what to expect from a local sale.

Talk to me first

You do not need to be ready to list to have a conversation. Call or email, or use the chat bubble, and we can talk through your timing with no obligation.

Common questions

How do you help me prepare the house?

We walk through together and decide what is worth doing. Preparation and staging can often use the furniture you already own, which clients have told me saved them a costly investment.

Will there be open houses?

Yes, when they fit your situation. Clients have described my plan for several open houses to create exposure, and for multiple competing offers on a home when the market responds.

Can you tell me what my home is worth right now?

I will not guess on a website. Pricing depends on the house, its condition and current local sales, so we discuss it in person once I have seen the home and gathered comparable sales.

How involved will I need to be?

As involved as you want. I explain every step as we reach it, and I am available when you have questions. Several past clients said I made myself available and kept the process smooth.

Let's start with a conversation

No pressure, no pitch. Tell me where you are and where you want to go.
