Realtor in Shadow Hills, Los Angeles

Shadow Hills is known for larger lots and horse-keeping properties. I help sellers and buyers with the details that come with that land.

Shadow Hills is a small neighborhood in the northeast San Fernando Valley, between Tujunga, Sunland and Lake View Terrace. It stands out in the area for its larger lots and its association with horse keeping.

The place

Shadow Hills is part of the City of Los Angeles but has a distinctly rural feel. Many lots are bigger than in the surrounding neighborhoods, and parts of the area are zoned to allow horses. The Tujunga Wash runs through the broader area, and the Verdugo and San Gabriel foothills form the backdrop. Roads are less gridded than in the flat valley, and many parcels are reached by shared or private drives.

Housing

Housing is mostly single-family, from modest older homes to custom houses. What sets Shadow Hills apart is the land. Properties may include barns, stables, arenas, guest houses, fencing and large yards. Those features bring questions that a typical suburban house does not: what the zoning allows, whether structures were permitted, how drainage works on a big lot, and what the water and septic arrangements are.

I have a nearby example on my home page. It is a 19-acre parcel of raw land in Sylmar with equestrian zoning, listed at 1,675,000 dollars. It is not in Shadow Hills, but it shows that I work comfortably with larger parcels and land-use questions.

Selling a larger property

When a long-time owner sells a property with acreage, the preparation is different. We look at access, fencing and the condition of any outbuildings, and I help gather documents on permits, easements and improvements so buyers see an organized picture. I also help estimate how long it may take to prepare the land.

Buying a larger property

For buyers, I help you work out what you actually need. Do you want room for animals, a workshop or just more space? I explain what to verify with the city, what to have inspected and which specialists you may want to consult.

Getting around

The Foothill Freeway (210) is the closest freeway access, and Foothill Boulevard and local streets handle most trips. Because many roads are narrow, I suggest visiting properties in daylight and at different times.

Preparing the land

With larger properties, buyers often care as much about the land as the house. We walk fences, gates, drives and outbuildings, check what the records show about permits, and decide what is worth tidying before showings. Clear photographs and a simple site description help buyers understand how the property works day to day.

Nearby communities

Tujunga, Sunland, Lake View Terrace and Kagel Canyon are all close to Shadow Hills.
