Buying a Home in the LA Foothills

Whether you are moving across town or relocating to Southern California, I can help you understand the foothills and find the right home.

A hand holding a set of house keys in an open doorway

The foothills north of Los Angeles are a patchwork of communities, each with its own streets, topography and housing. Buying here goes better when someone who actually knows the ground helps you sort through the options.

Start with what you need

Before I send you a single listing, I want to know how you live. How much space do you need? Do you want a flat lot or are you comfortable with hillside living? Is a yard important, or is low maintenance the goal? Will you commute, and in which direction? A few honest answers narrow the search more than any filter on a website.

How I help buyers

  • A conversation about priorities. We cover home type, location, budget and timing, and what you can and cannot compromise on.
  • Local knowledge. I have lived in these foothills my entire life and can describe the geography, the corridors that connect the communities, and the kinds of housing you will find in each, from mid-century homes to hillside properties and equestrian lots.
  • Touring and comparison. I show you homes in person and help you compare them against what you said you need, rather than against each other alone.
  • Offers and negotiation. I explain the terms of an offer, walk you through the options, and negotiate on your behalf.
  • Inspections and escrow. I help you read inspection results, understand what is routine and what deserves attention, and keep the paperwork on schedule.
  • Support after closing. I am a neighbor, and I stay available.

Buying and selling together

Many of my clients are selling a long-held home and buying the next one. That means two schedules that depend on each other. I help you think through the sequence early, so it does not become a surprise later. See selling your home and downsizing and life transitions for that side of the process.

Honest about my role

I am a Realtor, not a lender, attorney or inspector. I will connect you with the right professionals and coordinate with them, but I will not pretend to give advice that belongs to them. I also will not promise prices or outcomes, because the market decides those.

Where I help buyers

I help buyers in La Crescenta, Montrose, Sunland, Tujunga, Lake View Terrace, Shadow Hills, La Canada Flintridge, Glendale, Pasadena and the other communities listed on the areas page.

Common questions

Do you work with people relocating to Southern California?

Yes. A client who moved their family to SoCal thanked me for helping them find a home they love. I know this area well and can explain how the different communities compare.

Can you help me buy while I am selling?

Yes. I help with both sides and work through the timing so the two transactions can be planned together.

Do you show listings on this website?

This site shows my current listings on the home page. For other homes, contact me and I will search with you based on what you need.

How do I start?
