Realtor in Glendale, CA

Glendale sits just south of the Crescenta Valley. I help sellers and buyers understand its different neighborhoods and housing types.

A two-garage home beneath an olive tree in Glendale

Glendale is the larger neighbor just south of the Crescenta Valley, with the Verdugo Mountains between it and my home community. I work in the corridor between Glendale and Pasadena, and Glendale is where that corridor begins.

The place

Glendale is an incorporated city with its own downtown, commercial districts and city departments. It stretches from the flat areas near the Los Angeles River and the 134 up into the Verdugo Mountains, so a Glendale address can mean very different things depending on where it falls. Some neighborhoods sit on flat streets with older bungalows and mid-century homes. Others, such as the canyon and hillside areas, climb into the Verdugos with winding roads and views.

Housing

Glendale offers a wide range: single-family houses in several architectural styles, apartments, condominiums and larger multi-unit buildings. My own work is centered on houses and on sellers who have owned for a long time. In the hillside parts of Glendale, I talk with sellers and buyers about the topics that come with slopes: driveway grades, retaining walls, drainage, and mapped fire-hazard zones. In the flatter parts, the conversation is more often about age and condition: roofs, plumbing, electrical updates and any additions that were built decades ago.

I do not quote prices for Glendale on this site. Values vary a great deal from one part of the city to another, and I would rather show you recent comparable sales for your specific street.

Getting around

Glendale connects to the Golden State Freeway (5), the Ventura Freeway (134) and the Glendale Freeway (2), and it is near the Foothill Freeway (210). That access is a major part of why people compare Glendale with the foothill communities north of it. As with any commute, I suggest testing your route at the hour you will travel.

How I help here

I help homeowners who have lived in their house for a long time, trustees and households handling an estate, and people planning a move to a different size of home. Because I am based in La Crescenta, I can usually visit a Glendale property quickly, and I coordinate with the right professionals when a sale needs an attorney, an inspector or a contractor.

Preparing to list or buy

In Glendale I begin by confirming exactly where the property sits, since neighborhoods differ widely. For sellers, we gather permit records and note the condition of the roof, systems and any walls or slopes. For buyers, I suggest touring at different times of day and asking early for the documents that explain the property.

Nearby communities

Glendale lies just south of the Crescenta Valley communities of La Crescenta and Montrose, and it is close to Eagle Rock and Pasadena.

Common questions

Is Glendale a separate city from La Crescenta?

Yes. Glendale is an incorporated city with its own departments and rules, while La Crescenta is an unincorporated part of Los Angeles County. That affects permits and services, so I check it for each property.

Do you work in Glendale's hillside areas?

Yes. I help with homes on slopes and in canyons, where access, retaining walls and insurance questions come up.

Do you cover Glendale condos?

I focus on houses and can discuss condos on a case-by-case basis. Contact me with your situation.

How far is Glendale from your office?

My office is in La Crescenta, a short drive north, so Glendale is within my regular territory.
