Realtor in La Crescenta, CA

La Crescenta is where my office is, in the foothills where I have lived my whole life. Here is how the place and its housing look from the ground.

La Crescenta sits in the Crescenta Valley, a long, gently rising shelf of land between the Verdugo Mountains to the south and the San Gabriel Mountains to the north. Foothill Boulevard runs through the middle of the community, and my own office is on it. When I say I am your foothills neighbor, this is the neighborhood I mean first.

The place

La Crescenta is an unincorporated part of Los Angeles County, and it shares a name and a lot of daily life with neighboring Montrose. Streets in the lower part of the valley are relatively level. As you move north, the lots begin to climb toward the mountains, and the views, the slopes and the driveways change with them. The community also borders open space on its northern edge, which is part of why people talk about wildfire preparedness and defensible space when they discuss homes here.

Housing

You will find mostly single-family homes, and many were built in the middle of the twentieth century and updated by owners over the years. That mix creates a particular kind of sale. A house that has had the same owner for decades may have original floors, an older electrical panel, an addition that was permitted in a different era, or a landscaped yard that took years to fill in. I walk those details with sellers so nothing surprises them during a buyer's inspection, and I help buyers understand what an older house may need.

On my home page I list an approximate range of about 1.1 to 1.4 million dollars for La Crescenta. Treat that as general orientation only. It is not a price opinion, and no two homes are alike.

Getting around

The Foothill Freeway (210) runs along the southern part of the valley, and the Glendale Freeway (2) connects toward Glendale and the 134. Foothill Boulevard and Honolulu Avenue carry local trips. Commute time varies by direction and hour, so I encourage buyers to drive their own route at their own time of day before they decide.

How I work here

I work with long-term homeowners who want to sell with care, with trusts and estates, and with buyers who want to understand the valley before they commit. Because my office is here, I can be at a house quickly, and I know the streets well enough to tell you which blocks climb steeply, which share a driveway, and which are close to the boulevard.

Neighboring communities

La Crescenta blends into Montrose and Verdugo City. La Canada Flintridge lies to the east and Glendale to the south. If you are comparing communities, I am happy to take you through them in person.

Common questions

Is La Crescenta its own city?

No. La Crescenta is an unincorporated community in Los Angeles County, and it is closely tied to neighboring Montrose. Because boundaries and services can differ by address, I confirm the exact jurisdiction for every property.

Where is your office?

My office is at 2600 Foothill Blvd Suite 302, La Crescenta, CA 91214, on the main boulevard through the community.

Can you tell me what homes sell for in La Crescenta?

On my home page I note an approximate range of about 1.1 to 1.4 million dollars as general orientation. It is not a price opinion. Any specific home is priced from its condition and recent comparable sales.

Do you work with hillside properties?

Yes. Many La Crescenta lots climb toward the mountains, and hillside homes bring their own questions about access, slopes and insurance, which I go through with you.
