Sunland is a foothill neighborhood at the northern edge of the San Fernando Valley, where the valley floor meets the Verdugo Mountains and the San Gabriel foothills. It is one of the four communities named on my home page, and long-time owners here are exactly the clients I am here to serve.
The place
Sunland is part of the City of Los Angeles and forms the Sunland-Tujunga community with neighboring Tujunga. Foothill Boulevard runs through the neighborhood, and the Foothill Freeway (210) runs along its southern edge. To the north, the land climbs quickly into the mountains, which creates a mix of flat streets and hillside lots. Neighborhood character here comes from decades of continuous ownership, with houses that have been maintained and modified over many years.
Housing
Single-family homes dominate, and many are mid-century ranch-style houses on moderate lots. A home shown on my home page is a good example: 10741 Russett Ave is a 1957 house with three bedrooms, one and a half baths and 1,364 square feet, with hardwood floors, a wood-burning brick fireplace, French doors, a backyard and a covered patio. It is shown at 849,000 dollars with a Sold badge. That is one home, not a market statistic.
Houses like this often come with original features that buyers notice and systems that age. I help sellers present what is special and be candid about what is older, so a buyer's inspection does not turn into a surprise.
On my home page I note an approximate range of about 700 to 850 thousand dollars for Sunland. Treat it as general orientation only, not a price opinion.
Getting around
The Foothill Freeway (210) connects Sunland east toward La Crescenta and Pasadena and west toward the San Fernando Valley. Foothill Boulevard handles local trips. Hillside streets can be narrow, so I suggest viewing homes at different times of day.
How I help here
I work with long-term homeowners who want to sell without being rushed, with trustees and households handling an estate or probate sale, and with homeowners considering a smaller place. I also help buyers who want a clear picture of the area.
Preparing to list
For a Sunland home with decades of history, preparation is mostly about presentation and honesty. We highlight what is original and well kept, we talk through anything a buyer's inspector may flag, and we decide together what is worth doing before photographs. A clear plan keeps the process calm and keeps you in control of the timing.
