Tujunga sits in the northeastern San Fernando Valley, along the foothills of the San Gabriel Mountains. It is one of the four communities named on my home page, and the one I describe as having decades of owner-occupied homes ready for their next chapter.
The place
Tujunga is a neighborhood of the City of Los Angeles that makes up the Sunland-Tujunga community with Sunland. Foothill Boulevard runs through it, and the Foothill Freeway (210) is nearby. The community has a small commercial center along Commerce Avenue and Foothill Boulevard, and the foothills rise on its northern side. The Tujunga Wash, a flood-control channel, passes through the broader area, and streets near the foothills slope more than those near the valley floor.
Housing
Housing is mostly single-family, in a range of sizes and eras. Many houses have had the same owners for a long time, which means original features, long-term maintenance records and a lot of personal history. Lots vary: some are compact and level, others larger or sloped, and some in the hills are tucked up narrow streets.
For sellers, the first step is a walk-through to see what is original, what has been updated and what a buyer may question. For buyers, I recommend inspections that look at the roof, foundation, drainage, plumbing and electrical system, and I explain which findings are routine for an older home.
On my home page I note an approximate range of about 700 to 900 thousand dollars for Tujunga. That is orientation only, not a price opinion.
Getting around
The Foothill Freeway (210) is the main route east to La Crescenta and Pasadena or west across the valley. Foothill Boulevard and Commerce Avenue carry local trips. Test your own route and hours before you decide.
How I help here
I help long-term homeowners who want a patient sale, trustees and households who are handling an estate or probate sale, and homeowners planning to downsize. I also help buyers who want to compare the foothill neighborhoods.
Preparing to list
For a Tujunga home that has been in your household for decades, we begin with a slow walk-through. We note what is original, what has been updated and what a buyer's inspector may question, and we gather records for permits and repairs. Then we decide together what, if anything, is worth doing before photographs, and we set a timeline that fits your life. If belongings need sorting first, we plan around that.
Nearby communities
Tujunga adjoins Sunland, and Shadow Hills, La Tuna Canyon and Lake View Terrace are close by.
