Lake View Terrace is a neighborhood in the northeast corner of the San Fernando Valley, where the valley meets the foothills of the Angeles National Forest. It is one of the four communities named on my home page, and the description I use there is simple: it is the kind of place where your realtor should be a familiar face.
The place
Lake View Terrace is part of the City of Los Angeles. The Foothill Freeway (210) runs along its southern side, and Foothill Boulevard passes through it. Hansen Dam and its surrounding recreation area lie nearby, and the hills to the north climb toward Little Tujunga Canyon and Kagel Canyon. That gives the neighborhood a range of settings, from flat streets near the boulevard to hillside lots and rural-feeling roads near the canyons.
Housing
Housing is mostly single-family. Many homes were built in the second half of the twentieth century, with a mix of sizes and lot types. Larger lots and horse-keeping properties appear toward the edges of the neighborhood, and the area close to Shadow Hills shares that character.
Homes near the foothills often raise practical questions. Is the property in a mapped fire hazard severity zone? How steep is the driveway? Is there a retaining wall? How does drainage behave in heavy rain? I go through these with both sellers and buyers so everyone understands the property before it is under contract.
On my home page I note an approximate range of about 750 to 900 thousand dollars for Lake View Terrace. Treat it as orientation only, not a price opinion.
A nearby example
My home page also shows a 19-acre parcel of raw land with equestrian zoning in neighboring Sylmar, listed at 1,675,000 dollars. It is not in Lake View Terrace, but it reflects the kind of land-use questions that come up in this part of the valley.
Getting around
The Foothill Freeway (210) is the main route east toward La Crescenta and Pasadena and west across the valley. Foothill Boulevard handles local trips. I suggest testing your own route at your own hours.
How I help here
I help long-term homeowners sell without being rushed, trustees and households handling an estate, and buyers who want a straight comparison of the foothill neighborhoods.
Preparing to list
For homeowners in Lake View Terrace, preparation starts with a walk around the lot as well as the house. We note the driveway, the fencing, the yard and any outbuildings, and we gather records for permits and repairs. If the home has been in your household a long time, we also talk about what to do with belongings before photographs and showings begin.
Nearby communities
Shadow Hills, Kagel Canyon, Sunland and Tujunga are all close.
