Downsizing and Life-Transition Moves in the Foothills

Retirement, a loss in the family, or a house that has become more than you need. I understand the weight of these moments and walk alongside you without ever rushing the process.

Some moves are an upgrade. Others come after something has changed: a retirement, a loss in the family, or the plain fact that the house has become more than you need. In those moments the sale can feel like one more weight. My job is to make it lighter.

Respecting the pace

I do not set the schedule for you. Some people want to sell within a few months. Others need a year to sort belongings, talk to family, and find the right next place. Both are fine. I can help you build a timeline that matches your real life and revisit it if circumstances change.

What I help with

  • Deciding whether and when. We talk about what is driving the move and what it would mean to stay or go. There is no commitment in that conversation.
  • Finding the right size. If you are looking at a condo, a smaller house or a different part of the foothills, I can help you compare options and understand what each community offers.
  • Coordinating two moves in one. Selling the current home and buying the next one involve timing questions that can be stressful. I work through the sequence with you so you understand the options.
  • Preparing the house. After decades in a home, there is a lot to go through. I help you think about what to do first, and about staging using furniture you already own where possible.
  • Handling the sale. Marketing, open houses, offers, negotiation and closing, explained at every step.
  • Working with your other advisors. If you have an accountant, attorney or financial advisor, I coordinate with them and give them the real estate information they need.

The emotional part is part of the job

People sometimes apologize to me for getting sentimental about a house. I never think that needs an apology. A home holds years of life, and it is normal to take your time saying goodbye. I would rather work with that than around it.

A neighbor, not a salesperson

I have lived in these foothills my whole life. I know what it is to love a neighborhood and to leave it. When you work with me, you are not getting a team or a transaction machine. You are getting someone who will answer your questions and will still be around after the closing.

If you are the owner of a long-held home, see long-term homeowners. For the selling process itself, see selling your home. If you are also looking to purchase, see buying a home. If the transition involves a trust or an estate, see trust, estate and probate sales.

Where I help

I work with homeowners in La Crescenta, Sunland, Tujunga, Glendale and Pasadena, and across the other foothill communities on the areas page.

Common questions

How early should I start talking to you?

Earlier than you think is usually fine. An early conversation costs nothing, and it lets you plan the timing, the sorting and the next home at your own pace instead of under pressure.

Can you help me find the next place, too?

Yes. I help with the sale of your current home and with buying the next one, so the two timelines can be coordinated.

What if I am not sure I want to sell?

That is a fine place to start. I would rather help you think it through than push you toward a decision.

Do you give financial or tax advice about the sale?

No. I give real estate guidance and work with your accountant or financial advisor on questions that belong to them.
